This can range from as little as 40 <\/tspan>years to as long as 999 years<\/tspan><\/text> <\/rect> Searches \u2013<\/tspan> there are different types of searches and each is intended <\/tspan>to provide more information about the chosen property and reveal <\/tspan>whether there are local or environmental factors that may affect it<\/tspan><\/text> <\/rect> Exchange \u2013<\/tspan> the formal exchange of contracts means that the parties <\/tspan>are legally committed to the transaction<\/tspan><\/text> <\/rect> Completion \u2013<\/tspan> <\/tspan>this is said to have occurred when the buyer is given <\/tspan>the keys to their new property. Buyers now own the home – sellers no <\/tspan>longer own the property<\/tspan><\/text> <\/rect> Cleared funds \u2013<\/tspan> <\/tspan>this refers to money which has arrived in the bank <\/tspan>account of the recipient<\/tspan><\/text> <\/rect> Q: How long will it take from exchange to completion?<\/text> <\/rect> A: <\/tspan>It\u2019s impossible to say, there are so many variables. It depends <\/tspan>on how many are in the chain, and whether things progress <\/tspan>smoothly, amongst others. The ideal timeframe is somewhere <\/tspan>between seven and 28 days, however there are a number of <\/tspan>factors which can affect this stage and it\u2019s wise not to rely on <\/tspan>completing on a specific date.<\/tspan><\/text> <\/rect> Q: What is \u2018stamp duty\u2019?<\/text> <\/rect> A:<\/tspan> Stamp duty is a land tax (SDLT) and it is currently payable <\/tspan>when purchasing a property worth \u00a3125,000 or over. Stamp <\/tspan>duty land tax (SDLT) is payable within 30 days of completion <\/tspan>and buyers must send an SDLT return to HMRC. <\/tspan><\/text> <\/rect> Q: How much will my conveyancing solicitor cost?<\/text> <\/g> <\/rect> A: <\/tspan>Different solicitors charge in different ways. It\u2019s a good idea to organise a survey for your peace <\/tspan>of mind as this should uncover any faults that aren\u2019t <\/tspan>immediately obvious. It\u2019s a good idea to attend the property <\/tspan>along with the surveyor to get as much information as possible.<\/tspan><\/text> <\/rect> Chain \u2013 <\/tspan>having \u2018a chain\u2019 refers to your vendor or buyer and those of <\/tspan>their vendor or buyer, et al<\/tspan><\/text> <\/rect> Deposit \u2013<\/tspan> the amount the buyer pays to secure their interest in the <\/tspan>property, typically 10% of the purchase price<\/tspan><\/text> <\/rect> Freehold property \u2013<\/tspan> <\/tspan>this means that you own the land the building <\/tspan>stands on, plus the
